Calyon Securities analyst Smedes Rose hiked his price target on MGM Mirage Inc. on Thursday to reflect new development projects the casino operator is undertaking. Rose raised his price target to $61 from $49, saying that MGM is shifting its focus to projects that will likely improve international exposure and leverage its brands.

"Although at the high end of historic ranges, we view higher valuation as sustainable given development projects as well as an increasing pipeline of low capital, fee- generating projects," Rose wrote in a client note. Rose said MGM's business is shifting to a hotel and residential development company, as reflected in Signature at MGM Grand, planned residential sales at CityCenter, and the pending sale on non-strategic Nevada casino assets. The analyst expects MGM's prospective joint venture partners to contribute the bulk of capital required for the projects, with MGM receiving development and management fees.

"The projects should increase MGM Mirage (nyse: MGG - news - people )'s brand identity globally and help drive increased visitation to the company's casino properties in both Las Vegas and Macau," Rose wrote. Meanwhile, heightened private equity interest in the gaming space and Financier Kirk Kerkorian's recent tender offer to purchase shares at $55 will likely limit downside risk in shares over this time frame, Rose said. Shares of MGM Mirage closed Wednesday at $55.39 on the New York Stock Exchange.
