At a time when financing is tight, a billionaire puts down cash to buy Treasure Island casino from MGM Grand.

Billionaire real estate mogul Phil Ruffin had the advantage of being the only one at the table with cash-hungry MGM Mirage.

On Monday, MGM Mirage (nyse: MGM - news - people ) announced it agreed to sell its Treasure Island Hotel & Casino on the Las Vegas Strip to Ruffin for $775.0 million.

Coming up with the money is not an issue for Ruffin--he sold the New Frontier hotel- casino in 2007 for $1.2 billion. "We didn't have to get into a bidding war because there are no credit markets to lend money to other potential buyers," Ruffin said. "I've got more than a billion dollars in cash, so that made me the only buyer."

MGM, on the other hand, has been struggling to get a hold of some greenbacks. Its shares rose 81 cents, or 7.6%, to $11.50 on Monday, but it's down 86.3% for the year.

MGM Mirage Chief Executive Jim Murren told Forbes.com that the company was “pleasantly surprised” when Ruffin approached them about a possible sale because “it shows there is a market for quality assets even in these tough times.”

Although Murren said the company isn't looking to sell more assets, anything is possible. “We don't have any plans to sell additional casinos,” he said. “There are no for-sale signs out in front of our properties. But we did not approach Ruffin, he approached us. So if a qualified buyer approaches us with the right valuation, we will obviously listen.”

Murren said he's trying to maximize liquidity, selling both non-core assets like planes and operating assets like Treasure Island. "We are trying to pull as many levers as we can to increase financial flexibility," he said.
